Activation Area at Dholera SIR - Dholera Greenfield Smart City
Dholera SIR (Special Investment Region) is a 920 sq km area recognized for development in 3 phases and 6 town planning schemes in Dholera. The first phase consists of 2 TP schemes; TP 1 and TP2. In order to commence the activities in the city, an area of 22.5 sq km has been recognized, which has been developed with trunk Infrastructure.
The Activation Area is spread
across Dholera SIR Town Planning Scheme 2A and TP 4 at Dholera SIR. The area has around
72kms of roads, with road widths varying from 12m to 70m for the efficient
circulation/movement of people and goods. The area has existing connectivity to
SH6 via the Coastal Road in the north of the site.
The Dholera Smart City area has been selected
based on the immediate availability of land and its future status after the
implementation of the TP scheme (area with the highest opportunity of
commencement of site work). Larsen & Toubro (L&T) has been awarded the
INR 1,734-crore EPC contract to work on the construction of roads and services
The Activation Area is approximately 5.25% of the total developable area of
DSIR. It can cater to a residential population of 1.2 lakhs with an employment
of approximately 80,000 persons after completion. The development will activate
a major portion of government land (80%) in Activation Area for the investors/industrialists
and it will also help to trigger investments in the rest of DSIR.

Land Use distribution of Activation Area:
The area has an optimum mix of
land uses comprising of industrial, residential, mixed use, recreation, and
tourism. The majority of the area in the Activation area has been dedicated for
industries, accounting up to 47% of the total area. 28% of the area has been
demarcated for residential units. This will mainly be for the people working in
the nearby industries. Recreational and sports facilities, commercial and
tourism have been provided each of 3-4% of the area in the 22.5 sq km area.
Land Holdings at Activation Area:
Few renowned companies have
already acquired land in the Activation area. “Tata
Group has already made an announcement to set up a lithium-ion
battery manufacturing unit. They
have procured land of 126 acres and in the first phase, the company will make
an investment of Rs 1,000 crore,” said

Development Limited (DICDL). Further, the land has been allotted to
Hindustan Petroleum Corporation Limited for construction of petrol pumps.

Industrial land at Aamani Group:
Aamani Group offers industrial
land at Activation area, very close to the land acquired by the renowned
companies. Also, the plots are located Roads (up to 70m), which provide good
connectivity to other Zones of Dholera SIR. These locations are also very
nearby to the upcoming metro routes for enhanced connectivity.
These plots can be used to
develop warehouse spaces of e-commerce activities. The trunk infrastructure
work has been going on at a speedy pace and these plots will be ready-to-use in
a short span of time. Activation Area has limited Private land and because of
